What TideWatch provides

The complete care your property deserves, without the anxiety of managing it yourself.

One local partner, one client portal, full visibility. This is what home watch looks like when it's built around the homeowner — not the field-service software.

Your property, monitored regularly

A local TideWatch professional visits your home on a schedule you choose — checking systems, exterior, interior, and grounds — while you're hundreds of miles away.

Detailed photo reports, every visit

After each inspection you receive a timestamped report in your client portal — photos, system-by-system status, and written notes. A clear record, not a three-sentence email.

Real-time issue alerts

When something needs attention — a roof concern after a storm, an HVAC flag, a water intrusion — you hear from us the same day, before it becomes a costly problem.

Trusted vendor coordination

Need a repair handled before your next visit? We work with a vetted network of local contractors — scheduling, overseeing, and reporting back so you never have to manage from afar.

How it works

From enrollment to every inspection — a seamless local partnership.

01

We meet your property

Your TideWatch specialist conducts an initial walkthrough — documenting every system, noting any existing conditions, and establishing the baseline for all future reports. You receive a welcome briefing through your client portal before we make a single visit.

02

Regular inspections, documented in full

On your chosen schedule — weekly, bi-weekly, or monthly — your specialist visits the property, photographs each area and system, and files a complete timestamped report. Every check. Every time. No gaps.

03

Issues flagged, vendors coordinated, you stay informed

When something needs attention, you're alerted the same day with photos and context. We coordinate trusted local contractors if a repair is needed, then report back with documentation. You approve, they work, you receive proof.

Inspection reports

A report you can actually read — and rely on.

Every inspection becomes a complete record in your client portal. Timestamped, photo-documented, room-by-room and system-by-system. Not a checkbox. Not a paragraph. A real account of what was found.

  • Exterior, entry, and grounds documented with photos
  • HVAC, plumbing, electrical, and appliance status checked
  • Roof, gutters, and drainage assessed after every storm
  • Interior conditions including humidity, odors, and water signs
  • Time-stamped and signed by your named inspector

Issue alerts & vendor care

Problems handled before they become expensive.

The Lowcountry is hard on homes. Salt air, humidity, summer storms, and long periods of vacancy combine to create risks that compound quietly. TideWatch catches them early, flags them clearly, and coordinates the right local contractor when action is needed.

You approve the work, we oversee the visit, and you receive a documented completion report. No chasing phone calls. No wondering if the job was done.

The TideWatch difference

A second home should be a source of joy — not a source of worry.

TideWatch was built for one purpose: giving Lowcountry homeowners the same confidence in their property as if they were there themselves. Not with software. With a trusted local expert who knows your home, watches it carefully, and tells you the truth.

Questions answered

What homeowners want to know before they start.

Good questions deserve direct answers. If something isn't covered here, you can reach us through your portal or by phone.

Get started

What areas does TideWatch serve?

We currently serve Hilton Head Island, Bluffton, and Beaufort, South Carolina. If your property is in a nearby Lowcountry community, reach out — we can discuss whether we're a fit.

How often will my property be inspected?

That depends on your plan and preferences. Most homeowners choose bi-weekly or monthly visits during their off-season; weekly service is available for properties with active concerns or after significant weather events.

What exactly is covered in an inspection?

Every inspection includes exterior (siding, roof condition, entry, grounds, irrigation), interior (all rooms, plumbing fixtures, humidity, signs of water intrusion), and mechanical systems (HVAC, water heater, electrical panel). Exact scope is documented in your service agreement.

How will I know if something is wrong with my property?

You receive a notification immediately when a concern is flagged, with photos and a written explanation of what was found. You can also view your complete inspection history and any open issues at any time in your TideWatch client portal.

Who are the vendors TideWatch works with?

We maintain relationships with licensed, vetted local contractors across trades — HVAC, plumbing, roofing, pest control, landscaping, and general repair. We do not take commissions from vendors; we recommend who we trust and oversee the work.

Can I contact my inspector directly?

Yes. Your property is assigned to a named inspector, and their contact information is in your portal. Many homeowners find it valuable to speak with their inspector before their first visit and when they're planning a trip down.

Your home is waiting. Let TideWatch watch over it.
